About Timothy Freshney (Tim)

VBA Registered Builder DBU40778 & CBL44024

I have been working in the building industry for close to 20 years, (winner of Master Builders Best Home under $300,000) having built new homes, extensions and renovations. From basic designs through to architectural projects, with experience in all areas of these projects from planning through to completion.

Especially when dealing with builders on new home construction inspections I find that being a registered builder starts what can be seen as a confrontational process much easier due to mutual understanding of the task and the intended outcome - being the best possible outcome for the client.  I even find some building supervisors telling me this job should be pretty good as they told the trades it was getting inspected by someone private!!

I pride myself on a balanced inspection and report, I try to identify issues, explain what the issue is and put this into perspective for the client to make their own decision especially when buying a house is the purpose.  I don't advise a pass or fail, buy or don't buy.  Everyone has differing needs and I see my role as providing an important part of the information for the client to make their decision.

That said I have had clients who bought homes with termites and one who didn't buy because their fridge didn't fit - everyone has their boxes to tick.

In 2016 I decided I needed a change, the pressures of construction and the direction the industry was heading were an issue of concern for me. I enjoy finding the reason or cause for problems faced in homes and achieve great satisfaction from identifying these issues to assist my clients to find a satisfactory resolution. This has been confirmed with the very difficult building conditions best described as "an unprofitable building boom" since COVID and the following collapse or far too many building companies and the disruption to far too many home owners.

I have a special interest and experience in water and how water, particularly moisture affects buildings and the relationship this has to energy ratings and comfort. If the balance is wrong we have unhealthy buildings with mould and condensation issues. Moisture issues can be difficult to define and solve

When I am not inspecting homes, I enjoy spending time with family and at home renovating (it never seems to end) plus keeping chickens and gardening at home.
