Are home on "the hill" different?

Of course all homes have many things in common, but the environment they are built in can have particular effects on the longevity of building materials and how a home is built.

Tim doesn't employ staff to complete his inspections, you will speak with the same person before your inspection, then Tim will complete the inspection, write the report and then discuss the inspection with you to ensure you are comfortable with the findings.

Generally built on a slope, more retaining walls, need for drainage and different building materials can change the way we look at homes and assess them.

Increased tree coverage means home dont receive as much light to dry and naturally ventilate a home than a typical suburban home, meaning ventilation, wood rot and condensation issues can be more severe in these homes.

Some homes in the hills may also have restricted access to services, perhaps no mains water, gas or sewer connections.  These homes may have tank water, bottled gas and septic tanks.

Our job when inspecting your prospective home purchase is to assess the home in comparison to other homes of a similar age, style and construction as others, we inspect these homes every day and have done for the past nearly 10 years.  I have also built some of them from Upwey to Warburton on severe blocks through to BAL 40 bush fire zones.

You can be confident that Tim is a registered builder - holding a DBU (Domestic Builder Unlimited) license (not just pools or cabinet making).

Tim services areas including: Ferntree Gully, Upwey, Tecoma, Ferny Creek, Sassafras, Kallista, The Patch, Olinda, Monbulk, Mount Dandenong, Kalorama, Montrose, Belgrave, Belgrave South, Selby, Menzies Creek, Emerald, Avonsleigh.

Of course we also work in suburban areas inspecting existing homes and new construction jobs too!
