Dilapidation Reports

If you are in the process of obtaining a building permit for your job you may be asked by your building surveyor to engage a professional to complete a dilapidation report for you.

So ... What is a dilapidation Report?

I'm glad you asked ... it's an independent document with photos and actual data readings/measurements that records a moment in time to record the current condition  of a property at that moment in time.  Recording cracks, wall alignments, thermal imaging issues and any other area that may be considered at risk of damage from works of an neighbouring property.
 

But why do I need this?

Well a dilapidation report records the damage to an adjoining property before works begin (including demolition of the site in question) this means that if the neighbour says the building works have damaged your property you can reference their issues with the dilapidation report meaning there is a clear understanding of the change and whether it is beyond expected seasonal issues or if it has indeed been caused by building works.

Many neighbourhood disputes can be avoided by being upfront.

The cost of the report is typically taken by the person undertaking the building works and is typically required for the building permit especially when building on or close to boundary or neighbour structures.
