Building a new home is an enormous investment.

We act as a “trusted advisor”, an intermediary between the complexity of building and expected outcomes in line with Building Standards.

  • Pre-Base: Stumps or steel before pour

  • Slab or base*: Check for level and quality

  • Frame*: House Frame quality & compliance

  • Pre-Insulation*: Check for damage to frame during electrical & plumbing rough in, this is the last chance to see the frame before plaster.

  • Waterproofing*: A review of the quality of the finished waterproofing before tiling

  • Fix: Check plaster and cabinetry installation

  • Handover / PCI*: Inspection of quality & compliance in line with Building codes and Standards & Tolerances 2015 Vic

  • Defect Period: 90 days after handover – check building elements for defects based on standards.

We can custom build an inspection schedule to meet your requirements including any of the following:

Don’t underestimate the benefit of a clearly defined independent report by a registered builder with photos and reference to codes and standards.

We have the same builders registration as your builder – Domestic Builder Unlimited. Many builders now are not allowing anyone who is not a registered builder on-site to review their work. Don’t risk engaging someone who doesn’t have these qualifications.

What Can Be Found During a New Construction Inspection?

Foundation Problems

Foundation problems include cracks, settling, bulging walls, uneven floors, and more. These types of defects may not show up until after you’ve moved in. If you don’t catch these problems early enough, you could end up with major structural damage.

Compromised Framing

The framing inspection is the last inspection before the house is sealed up with plaster. Any holes drilled or timbers cut, bracing damaged or similar need to be addressed at this time of risk being an issue for the home for decades to come.

Water Damage

This issue occurs because water enters through cracks around windows, doors, plumbing fixtures, foundation walls, crawl spaces, roof spaces, roofs, decks, porches, and other areas where moisture collects.

Poor Plumbing Installation

New plumbing systems require proper installation so that there aren’t any leaks later down the road. If pipes were improperly connected, water could leak through them and cause lasting damage in hard-to-reach places.

Generally Unfinished / Poorly Completed

We will report on areas you may not be able to see such as insulation, cracked roof tiles, missing flashings or missing essential building elements when we inspect your home.

Standards & Tolerances Defects

There is a document that covers the minimum standard of construction for new homes. We will reference these and other building codes in our inspections.

Use a Registered Builder.

For most people, building a new home can be a stressful time. We cannot promise to take all the stress away, but we can check in at specific time to make sure your new home is progressing the way it should be.
Ican speak with the builder in technical terms, after all I have the same builders registration as they do! Then make sure I communicate information so we can discuss it in real terms. Many of my clients even call me to ask other questions along the way just to confirm something the builder has told them. I welcome these chats because they can put everyone at ease with what can be a very challenging process, especially these days with rising construction costs, labour shortages and margins being reduced beyond anything we have seen in recent decades.

Don't get me wrong, when difficult conversations are needed I'll be there to take part but this is never the starting point - this doesn't help early and your build will suffer with aggressive actions.

Now more than ever if you are building you need someone checking things with your investment in mind.
